Modified Bitumen Roofing

Modified bitumen is a proven multi-layer asphalt roofing system — ideal for low-slope commercial roofs with high foot traffic, complex geometry, or where maximum puncture resistance is required.

Modified Bitumen Roofing

Modified bitumen is the modern evolution of traditional built-up roofing — a multi-layer system using asphalt modified with rubber (SBS) or plastic (APP) polymers for enhanced flexibility, durability, and waterproofing performance. Applied in two or more plies, modified bitumen creates a redundant waterproofing barrier that is more puncture and tear-resistant than single-ply membranes, making it the preferred specification for commercial roofs with significant foot traffic from mechanical maintenance personnel, rooftop HVAC service access, or other operational demands.

American Contracting USA is a certified Siplast modified bitumen installer and has completed modified bitumen projects ranging from historic government buildings (Cameron County Courthouse Annex) to commercial facilities and houses of worship across the Rio Grande Valley. Torch-applied modified bitumen is the most common application method — the torch provides consistent adhesion without solvents — while cold-adhesive systems are available where open flame is not permitted.

Technical Specifications

System Type SBS (rubber-modified) or APP (plastic-modified) asphalt
Application Torch-applied (most common) or cold-adhesive
Plies Minimum 2-ply system for commercial applications
Service Life 20-30 years depending on cap sheet surface and maintenance
Best Applications High-traffic roofs, historic buildings, complex geometries, churches
Surface Finish Granule-surfaced cap sheet for UV protection and walkability
Manufacturer Siplast (certified), GAF (certified)

Key Benefits

  • Multi-ply redundancy — if one layer is damaged, others continue to waterproof
  • Superior puncture and tear resistance vs. single-ply membranes
  • Preferred for roofs with heavy HVAC service access foot traffic
  • Torch-applied installation creates consistent seams in any weather conditions
  • Compatible with existing BUR systems for overlay applications
  • Granule surface provides UV protection and walkway durability
