If you have reviewed roofing specifications for a Texas school district project recently, you have almost certainly encountered the requirement for an NDL manufacturer warranty. Understanding what this warranty actually covers — and what is required to obtain one — is essential knowledge for facility managers and procurement officers making roofing decisions.
NDL stands for No-Dollar-Limit. A standard manufacturer warranty might cover materials and labor up to a capped dollar amount — for example, a $50,000 cap on a 15-year warranty. If the repair cost exceeds $50,000, the facility owner pays the difference. An NDL warranty removes this cap entirely: the manufacturer will pay the full cost of repairing or replacing the warranted roofing system for the duration of the warranty period, regardless of the dollar amount.
On a large school campus roof, this distinction matters enormously. A full replacement of a 120,000 SF roof system might cost $700,000-$900,000. An NDL warranty from Carlisle or Firestone means that if the warranted system fails within the warranty period, the manufacturer covers that entire cost.
This last point is critical: if a non-certified contractor performs repairs on a warranted system — even minor repairs — the manufacturer may void the entire warranty. Always verify that your repair contractor holds certified applicator status for the specific system installed on your building.
Texas school district facility managers are stewards of public funds and responsible for ensuring that major capital investments in school buildings perform as expected over their service lives. A 20 or 30-year NDL warranty from Carlisle SynTec or Firestone is a contractual commitment from the manufacturer that the roofing system will perform — and if it doesn't, the manufacturer will bear the cost of making it right.
From a board of trustees' perspective, approving a $500,000 roofing project without a manufacturer warranty is approving a $500,000 bet on a contractor's execution. Approving the same project with a 20-year NDL warranty shifts the long-term risk to the manufacturer — which is where it belongs.
